What do lots cost, and how big are they?

Phase 1 has 37 available lots ranging from 0.239 to 0.628 acres, priced from $39,000 to $58,000. Select any lot on the map above for its exact size and price.

How large does my home need to be?

Minimum living area runs from 1,250 to 1,650 sq ft depending on your lot and whether the home is one story or more. Living area excludes porches, basements, and garages, and each home needs at least a 21’ x 23’ garage. The covenants guide has the full table by lot number.

How soon do I have to start building?

Begin construction within two years of your purchase and finish within one year of starting. Your plans, materials, site placement, grading, and builder are approved in writing by the Building Committee before construction begins.

Are there exterior requirements?

Yes. Fronts use brick, stone, or fiber cement board at least to wainscot height or 25% of the front, with a 5:12 roof pitch and dimensional shingles. Driveways are concrete from curb to garage with a matching walkway, utilities run underground, and meters and AC units stay out of view from the street.

Is there an association, and what are the dues?

Owning a lot makes you a member of the homeowner cooperative, with one vote per lot. Dues are $200 per lot per year beginning July 1, 2030, covering common-area upkeep, landscaping, the entrance, and common-area insurance and taxes.

What utilities are planned?

The neighborhood is planned with municipal water, sewer, and gas. Owners pay the tap-in and installation fees for water, sewer, electric, gas, and cable.

Can I add a fence, pool, or shed?

Fencing is ornamental aluminum or wrought iron up to 6’ tall with Committee approval, but no wood or chain link. Pools must be permanent in-ground. Pole barns and sheds are not allowed, though a pool house may be approved if it matches the home.
